What is the definition of a sellout?

I've always wondered what teams use to "define" a sellout. The reason I ask is that there are definitely tickets still available to purchase for the "sold out" opener. Of course, there were tickets on Kings Row available for $965 each, so I assume those aren't included. Then I did another search and found some in Section 102, Row DD for $165. Then I found Section 105, Row M for $105. I'm sure there are plenty more. So, how is it a sellout if there are plenty of tickets available for purchase?
 
I believe the league defines it, but not publicly. I don't think 100% is required, rather some percentage within so many [hours or days] of game time.

Arco was partly sold out for awhile, when it was clear that they were no where near full. That was before season ticket holders started dropping like flies. Quite a few of those empty seats were "sold," but the ticket owners weren't attending the games and couldn't unload their tickets to others.
 
There are also "free" tickets. I'm assuming they have been disignated as sold whether or not people actually snap them all up.
 
Yes, and some tickets are purchased and then given to charity. Some of those might not get used, either.

Except I know the NBA does not require every single seat be sold to declare a "sellout."

MJ licensed product? The product is sold out.

MJ playing in the game? Arena sold out.

MJ's soul? Sold out.

If memory serves me correctly, during the Kings "long" sellout streaks there were games where the Kings paid the League their portion of the ticket price of the unsold seats in order to claim the game as a sellout and to keep the streak going.

Yes, I believe this is how it works...whatever seats arent sold, the team pay the total value for them. That how we made it to 497 games from 85'-97'...there were plenty of empty seats at alot of those games.
