San Antonio is a really cheap area and land is a large amount of the total cost here. And the Spurs did control design, currently MSE wouldn't. Don't foregt we can't even look at costs to build today, right now. This wouldn't be under construction for 2-3 years, even if Q & R pass.

California land and construction costs rank among the highest in the world.

Thomas Enterprises can ask whatever they want for the land. Personally, I don't think they've ever been keen on having the arena in the Railyards. I believe one of their earliest designs for the area did not have one. Of course, they can't afford to pi** off the City too much. Of course, that much prime land in a downtown area likely is worth a substantial amount.

Thomas will only be able to sell that land at whatever price the market sets. If he doles it out for $6m/acre, then so be it. But if he has no takers at $4m, the land is worth less than that. It all depends on demand.

I understand that it will be more expensive to build in Sac than in SA. I can definitely see that. But three times as much? That part, I don't see.

By the way, I don't know if a cost overrun of $150 million is just out there to illustrate my point or not. Given what I've seen of other projects (Big Dig, Boston), it can happen. I think what CH is saying is technically correct, though. That's the scary part.

Kind of makes you wonder, though... What percentage of CH residents will vote yes on Q&R? It will certainly be on the low end. If 50% vote for them, you can bet it will be 40% in CH.

Let's get away from San Antonio for a minute. The Redskins stadium (talk about an expensive part of the country) cost 250 million. Granted that was 9 years ago, but we are talking DC and a football stadium. Lincoln field built just 3 years ago in Philly (again, not cheap land) cost 512 million and seats 69,000. 600 million for Sac just seems a bit steep relative to everything else.

By the way, why I am still talking about this? - does the thing even have a pulse at this point?

Peruse homes prices in San Antonio. It almost makes me want to move there. Almost.;)

I wasn't saying the developer could get that much for his land. My point was, if they really don't want the arena there, asking too high a price could keep the deal from being done, with or without MSE. I doubt an arena is the "highest and best use" of the property from a money-making stand point for the developer.

Lets just separate something right now. Housing prices have absolutely nothing to do with arena or No arena.. NOTHING. Housing is 100% driving by jobs and interest rates. A family of 4 lets say doesn't give a rats if the Kings are here are not. They want a good place to raise a family... End of story I am sick of hearing this argument because is it is 100000% false.. How is it that this SUPER arco arena now and my house has depreciated about 20% over the last year. Lets see its about Economy Arco is such a small part of it all.

Again the housing argument is perhaps the worst and most ill-informed of them all for PRO support.

I was not saying anything about an arena having anything to do with home values. Not at all. What I was saying, tho, is home prices, especially new homes, are most definitely a reflection of land prices and construction costs in a particular area. There are multiple reasons why California is one of the most expensive areas in the world and it isn't just because everyone wants to live here.

Nothing stops the vote now.
But because they didn't agree on the MOU, It means that the term sheet is no longer valid after Oct 6th, 2006. It means that document in the link isn't worth anything. If they do reach a MOU soon, then that will be the critical document. Basically it doesn't change anything. We still have no deal until we hear otherwise.

Hey, another mailing!

Yep.

Wondering if it went out to everyone or just a certain list of folks?
And I am thinking that those running this thing are just, well, not doing their jobs well. I just received the same mailer. Again. This is what, 2 weeks after I mailed in the last one? And a few weeks (?) before that I filled the same thing out from an on-line form. Where are the promotional materials? Why spend the money to send me 2 mailings for something I printed out and mailed in on my own???? :confused:

I've seen Q&R signs, stake and all, strapped/taped to fences and walls all over town. Usually three or four all very close together. If I felt it would make a difference, I would just pull one of them and put it on my lawn, but at this point, I don’t think it would.

Why not just go down to Q&R headquarters and ask for a couple?

I don't live or go downtown and I don't think it's worth a special trip at this point. :( They keep spending money on mailers (which I know can help when a positive message gets reinforced) but they specifically asked about yard signs so I figured they'd actually put them out at some point.....
