San Antonio is a really cheap area and land is a large amount of the total cost here. And the Spurs did control design, currently MSE wouldn't. Don't foregt we can't even look at costs to build today, right now. This wouldn't be under construction for 2-3 years, even if Q & R pass.

Thomas Enterprises can ask whatever they want for the land. Personally, I don't think they've ever been keen on having the arena in the Railyards. I believe one of their earliest designs for the area did not have one. Of course, they can't afford to pi** off the City too much. Of course, that much prime land in a downtown area likely is worth a substantial amount.
