Arena group to plan for future of Natomas post-Kings

Sacramento Councilwoman Angelique Ashby and California State Assemblyman Richard Pan will co-chair the 14-member subcommittee as it analyzes potential uses for Power Balance Pavilion when it is no longer an arena.

In addition to its co-chairs, the new Natomas subcommittee members include:

State Sen. Darrell Steinberg
Ed Koop, president of the Natomas Chamber of Commerce
Yuba City Mayor John Dukes

Kaiser has been looking at Natomas for 50 acres of land to build a new hospital and offices for a long time to replace the outdated facility on Morse Ave.. I think the Arco property would be a good fit and if they lift the building moritorium within the next few years it could be timely.
 
Ya know this is really premature on their part. Yes I understand they will have an economic impact. But unless the Natomas group plans on buying the land it really isnt up to them to plan it's future use. If everything goes according to the current plan the Maloofs will still own the land after the bonds are paid in full.

One of the major PR issues is leaving Natomas with nothing after the Kings move downtown. Think Big is getting out in front of this and providing a plan. There is going to be opposition to this arena, no matter how much it makes sense. Being proactive and taking away people's arguments is very smart. It's absolutely what they should be doing.

The Maloofs don't want Arco. All they will do is tear it down and sell the land. It doesn't hurt to help the Maloofs find a buyer. Besides, if you want to keep this Think Big thing regional, you have to do what you can to take care of one region after you cannibalize it.

You seek buyers who want to use the land in the way that you approve of. If you want an amusement park, you call up Mr. Knotts and sell him on why building a Knotts Berry Farm in Sac would be a great deal. Offer concessions and subsidies. If you want a high tech firm, you court one of them. Sacramento has done this to get developers to build on the 700 and 800 blocks of K street. Purchased the properties and then sold them to developers who would build what Sacramento wanted. It was a little more complicated than that, as it involved land swaps and eminent domain. But you get the idea.

Yes, but once again they dont own the land. Maybe the Maloofs want to wait out the real estate market for a rebound. I'm just saying they are talking about something they really dont have any control over and something that wouldnt happen for a few years anyways.

Because we need to get the arena built now and one of the arguments against a downtown arena is that it would hurt Natomas. Put together a task force to show that you are concerned about Natomas and will take steps to help is a good political move. Takes away a bullet out of the people who oppose an arena. It's about perception and that's why you address it now and not a few years down the road.

As far as the Maloofs wanting to sell, you give them a good reason. Which is a good buyer. I'm not looking to sell my house, but if someone knocked on my door today with a brief case full of cash, I would have to consider it. Everything is negotiable in business. The only way you don't have any control is if you sit back, wait and hope something happens the way you want it to. Don't know how else to put it.
