The Mayor's taskforce has reconvened and are accepting modified or new arena plans by December 30 with a public hearing on January 6th.
I have not talked about "The New Cal Expo" plan on this board until now because I wanted to let the process play out.
I think the time has come to discuss my plan. Through a process of elimination and deductive reasoning I long ago came to the conclusion that any debt based, taxpayer funded arena proposal would be a non-starter, and that proved to be correct with the rejection of the Convergence Plan.
Now we hear that the original C.O.R.E. proposal by Ali Mackani has added Larry Kelly and Michael Kvrame to the team to build an arena at Downtown Plaza. To do this will probably cost $500M and once again they haven't answered the question of "how are you gonna pay for it?"
I believe the last and only option left is to raise equity money and that's what I've proposed. It is not a slam dunk and we'll need to sink 25 3-pointers in the game, but it can be done if the entire community embraces the concept.
For examples of what has been done in the past research the following projects:
1) Barclay's Center (Brooklyn, NY) - Selling 130 suites for $400K/year plus Haier America has a marketing platform inside the arena.
2) Colonial Williamsburg (Williamsburg, VA) - Raised $500M in endowments from the Rockefellers and Wallaces (Reader's Digest) for a 300 acre landmark attraction.
3) HemisFair '68 (San Antonio, TX) - A $156M public/private partnership for a 6 month world's fair with corporate sponsors.
4) Kentucky State Fair/Kentucky Kingdom (Louisville, KY) - A state fair and theme park co-existed for 20 years with a 19,000 seat exposition hall.
I recognize that the powers that be want to see a downtown arena location. However, there is no viable funding mechanism to make that happen. If we can generate 5M visitors per year at Cal Expo we can draw the attention of corporate equity marketing sponsors who spend $300M annually on advertising.
